Little Barn Door
The questions sellers ask most often
Everything about staging a home for sale — what it costs, how long it takes, and what happens once you get in touch.
Home staging basics
What staging is, who it is for, and how we differ.
What is home staging?
Home staging is the process of preparing your property to go on the market for sale to achieve the best possible selling outcome. The goal is to help buyers emotionally connect with your home, leading to more viewings, stronger offers and, often, a faster sale.
Is home staging only for empty properties?
Not at all. We stage both occupied and vacant homes. For occupied homes, we offer our Diagnosis & Staging Plan service which creates solutions based on using your own furniture and accessories to enhance the space and guides you step by step through each step of the process.
What makes Little Barn Door different?
We see our role in the industry as experts in sales design rather than simply creating beautiful homes. Since launching Little Barn Door in 2018, every project has become an opportunity to better understand how buyers think, what influences their decisions, and which presentation strategies genuinely drive sales performance.
Our approach has always been rooted in one question: what helps this home sell? That mindset has enabled us to build an evidence-led understanding of buyer behaviour, using real-world results to refine our staging strategies over hundreds of properties.
For us, home staging isn’t about decoration or following the latest interior trends. It’s about applying sales psychology, consumer behaviour and strategic design to remove barriers, build emotional connection and help buyers make confident decisions.
Everything we do is driven by one objective above all else: helping homes sell faster, more successfully and with the strongest possible outcome for our clients.
Costs & value
What staging costs, how it is priced, and what it tends to return.
How much does home staging cost?
Every property is different, so we provide a tailored quotation based on your property’s size, condition and the level of staging required. We always recommend the most cost-effective solution for your goals.
Our occupied Diagnosis & Staging Plan service starts at £650 (plus vat).
Our vacant services each have tailored proposals based on your property’s size, condition and the level of staging required.
Is staging really worth the investment?
For many sellers, staging helps their property stand out in a competitive market. Better presentation can generate more interest, encourage stronger offers and reduce the time a property spends on the market.
At Little Barn Door we are proud to have all 5 star reviews and staggering successes for our homeowner and developer clients.
How the process works
From the first call to install day, and what is expected of you along the way.
Will I need to move out?
No. Most of our occupied staging projects are designed around you continuing to live in your home while it’s on the market.
How long does full home staging take?
Once you are ready to go ahead, we can usually get your property installed within 7 - 10 days. Most installations can be completed within 2 to 3 days, including your marketing photoshoot. We always discuss and agree timings with you beforehand to streamline with your agent’s marketing plan.
Do I need to decorate before staging?
Not necessarily. During our consultation, we’ll advise if any simple improvements would make a worthwhile difference before staging but only recommend edits that will be valuable to your home sale.
Can you help before my property goes on the market?
Absolutely. In fact, this is often the best time to involve us. Early advice can help you prepare your home before photography and viewings begin.
What happens after I enquire?
We’ll arrange a friendly conversation to understand your property, your timescales and your goals. From there, we’ll recommend the most suitable service for your situation, with no obligation.
Furniture & hire
What we supply, and how long you keep it.
Do you supply all the furniture?
For vacant properties, yes. We provide everything from furniture and artwork to soft furnishings and accessories, creating a fully styled home ready for marketing.
How long can I keep the furniture?
The standard term is 12 weeks, but we’ll agree a hire period that works for your sale, with flexible extensions available if your property remains on the market.
Areas we cover
Where we work, and how far we travel.
What areas do you cover?
We’re based in Hampshire and work across much of the UK. If you’re unsure whether we cover your location, just ask.
Estate agents & developers
How we work alongside agents and development teams.
Do you work with estate agents?
Yes. We regularly work alongside estate agents to help clients present their properties at their very best and maximise their marketing potential. It is a great way for agents to enhance their service offering for home selling clients.
Do you work with developers?
Yes. We stage show homes and marketing suites, as well as providing internal advice to help developments appeal to their target buyers.
