Developing and renovating properties requires a great deal of time, investment, hard work and attention, yet all too often the moment a property is complete it is thrown on the market and left to sit empty.

This can lead to weeks of minimal interest, significant price reductions and pressure to accept any offer when one finally arrives.

When thinking literally about the impact and impression that vacancy brings into our lives, it is clear to see the reason why it has such a negative impact on that saleability of what should be an appealing property.

Vacant

/veIk(e)nt/ - Adjective

1. (of a place) not occupied; empty.

Similar: empty, unoccupied, unfilled, free, available, unused, unengaged, abandoned, deserted

2. Having or showing no intelligence or interest

Similar: blank, expressionless, deadpan, inscrutable, inexpressive, emotionless, impassive, lifeless

Definition source: Oxford Languages

These ten words hit hard. Lifeless, abandoned and expressionless are all phrases that no Developer, Estate Agent, Investor or Property Owner would wish to use within their property marketing strategy, but indirectly introduce from the moment that the property is listed empty.

Taking time and awareness to perfectly present and stage a vacant property ahead of its launch day will help to make these negative associations a non-concern. In contrast, potential buyers are met with a welcoming property which truly presents every detail of the Developer’s investment. The presentation of space, light and life will ignite interest and get the desired offer from the outset.
